PROJECT EXPERIENCE:

Deerfield Station Transit Oriented Development (TOD), Deerfield Beach, FL - Ongoing entitlement of an eight (8) acre mixed-use TOD site in the City of Deerfield Beach, accommodating an adjacent connection to an existing TriRail station, and providing for analysis of transportation impacts, a complex land use plan amendment process utilizing a new category in Broward County, and subsequent rezoning and site plan approvals.

Mirror Lake Estates, Lake Placid, FL - Completion of a land use plan amendment on waterfront agricultural land in Highlands County to accommodate low density residential development. Compliance negotiations with the State of Florida Department of Community Affairs (DCA) related to the map amendment, including an area wide traffic study incorporating 20 amendment sites, and subsequent entitlement and annexation procedures.

John Knox Village Local Activity Center (LAC), Pompano Beach, FL -- REJCE secured a City and County land use plan amendment for a Local Activity Center use in the City of Pompano Beach, demonstrating transit availability, analyzing amendment impacts, and establishing an appropriate mix of allowable uses. This was the first successful privately initiated LAC amendment in Broward County.

RECENT PROJECTS:

City of Dania Beach Redevelopment Plan, Dania Beach, FL - REJCE staff were responsible for the development of a redevelopment plan for this Broward County coastal community, including conducting community visioning meetings, identifying redevelopment issues, developing a conceptual sector plan, and drafting the text of the redevelopment plan.

Town of Miami Lakes Annexation Study, Miami Lakes, FL -- Comprehensive cost/benefit study of annexation key issues, including increase in costs to provide municipal services, land use issues, projected ad valorem tax revenues, service provider analysis, and necessary Comprehensive Plan amendments.

Comprehensive Plan Amendments, City of Sebastian, Marco Island, Glades County, and Others -- Comprehensive Plan text and map amendments related to Evaluation and Appraisal Report adoption, as well as annual "maintenance" text amendments in reaction to amended legislation and similar actions.

City of Eustis Evaluation and Appraisal Report (EAR), Eustis, FL - Completion of EAR, including updating data in each Element, evaluating completion of goals, objectives, and policies, and providing recommendations for amendments.
